What we see most

Signs a roof is ready for replacement

These are the conditions that usually move a roof from patching to planned replacement.

Active roof leaks

Water staining a ceiling usually starts well away from the visible drip. We trace the entry point before recommending a repair.

Book a leak inspection

Missing or lifted shingles

Once the seal strip breaks, wind gets underneath and the failure spreads across the slope.

Have the slope assessed

Wind and storm damage

Storm damage is often partial and hard to see from the ground. Documented findings matter.

Request a storm inspection

Damaged flashing

Chimneys, walls, skylights and valleys are the most common leak points on a Toronto roof.

Get flashing checked

Aging shingles

Granule loss, curling and brittle edges mean the roof is near the end of its service life.

Get a lifespan assessment

Ventilation problems

Poor intake and exhaust bakes the deck in summer and drives condensation in winter.

Review your ventilation

Ice-dam damage

Melt-and-refreeze cycles at the eaves push water backwards under the shingles.

Discuss ice-dam repairs

Flat-roof issues

Ponding, seam separation and blistering on low-slope sections need a different approach.

Call or send the short form. We confirm the address, the concern and a time window.

You receive photos of what we found and a plain-language explanation of the condition.

  4. 04

    Clear options and pricing

Repair or replacement options in writing, with scope and materials spelled out.

  5. 05

    Scheduled work

Property protection, installation, then a full debris and magnet sweep before we leave.

Decision guide

Repair or replace?

A quick way to see which direction your roof is likely heading. The inspection confirms it.

Age of roof

Repair likely
Under roughly two-thirds of the material's expected service life
Replacement likely
Near or past its expected service life

Extent of damage

Repair likely
Isolated to one slope, penetration or flashing detail
Replacement likely
Widespread granule loss, curling or multiple failure points

Leak history

Repair likely
First leak, single identifiable source
Replacement likely
Repeat leaks in different areas

Deck condition

Repair likely
Sheathing sound where inspected
Replacement likely
Soft, delaminated or water-damaged sheathing

Plans for the home

Repair likely
Short-term hold, or budget timing matters
Replacement likely
Long-term hold, or selling with a documented new roof

Roofing systems

Materials we install

A roof is a system, not just shingles. Every quote states the exact components being installed.

Architectural asphalt shingles

The default for most GTA pitched roofs. Layered profile, good wind performance, wide colour range.

Three-tab asphalt shingles

A lighter, lower-cost profile still used on budget and secondary structures.

Metal roofing

Standing seam and metal panel systems for long service life and shedding snow.

Modified bitumen (flat roofs)

Torch-applied or self-adhered membrane for low-slope sections, additions and garages.

EPDM / single-ply (flat roofs)

Single-ply membrane for flat areas where a seamless, low-maintenance surface is preferred.

Underlayment, ice & water and ventilation

Eave protection, synthetic underlayment, intake vents and exhaust are specified with every roof system.

Warranties

Workmanship and manufacturer coverage

Two separate layers of coverage: how the roof was installed, and the materials themselves.

Workmanship warranty

Covers the installation itself and is issued in writing when the job is complete.

To add: Workmanship warranty length, what it covers, exclusions and transfer terms

Manufacturer material warranty

Provided by the shingle or membrane manufacturer and tied to the specific product installed.

To add: Manufacturer name, product line and warranty term for each system offered

Storm guidance

What to Do After Storm or Wind Damage

A short, practical sequence to follow before anyone climbs a ladder or files anything.

  1. 1

Protect the interior where it is safe to do so

Move belongings out of the way and contain dripping water. Never work around active electrical hazards.

  2. 2

    Photograph the visible damage

Take dated photos from the ground and inside the home: ceilings, walls, insulation and any debris.

  3. 3

    Stay off the roof

Storm-damaged roofs are slippery and structurally unpredictable. Do not climb up to inspect it yourself.

  4. 4

Have a roofing professional inspect it

A documented inspection records the condition of the roof surface, flashings and penetrations.

  5. 5

Review the findings before you continue with your insurer

Understanding what is actually damaged helps you have a clear, accurate conversation about next steps.

Coverage depends entirely on your own policy and your insurer's assessment. Piercy Bros Inc can inspect the roof and document what we observe, but we do not decide, influence or guarantee the outcome of an insurance claim.
